Bowden development
South Australia’s $1 billion residential, retail and office development at Bowden will “bring to life” a former industrial precinct and provide housing and lifestyle choices never before seen in Adelaide.
The project will set exciting new standards in urban design in line with the State Government’s 30-Year Plan for Greater Adelaide.
Bowden is without question a unique development for Adelaide that is more than just a housing project. This new development will feature parks, piazza spaces, art galleries, fresh food markets, offices, cafes and restaurants.
The vision for Bowden comprises the creation of a place with a strong local feel expressed through unique designs and the use of local materials in streets, public parks and even the townhouses and apartments.
As part of the State Government’s extensive consultation process during the master planning phase in 2009 and 2010, the Land Management Corporation consulted with the local community, City of Charles Sturt and a wide range of other stakeholders as well as reviewing national and international examples of how inner urban areas have been transformed into higher density mixed-use communities. Master planning involved some of Australia’s best planners, architects and developers to collaborate in the design of one of the most exciting urban environments this country has ever seen.
Significantly, Bowden will stimulate major private sector investment in South Australia and create enormous retail and commercial opportunities.
Bowden is a visionary development on the city’s doorstep that is being master planned, designed and built by the private sector to meet the changing needs of households.
The development will have exceptionally wide appeal thanks to an exciting new combination of housing and lifestyle never before seen in Adelaide that will be built in line with rigorous design controls to ensure the architectural diversity and high quality standards of the development are met.
Key features
Bowden will deliver the following unique benefits:
- More than 2,400 dwellings to accommodate over 3,500 people.
- The project will exceed the State Government’s requirement for a minimum of 15 per cent affordable housing.
- A spectacular pedestrian and cycle bridge will be built over Park Terrace to link Bowden with the western parklands.
- Realignment of the tram line and the Outer Harbor rail line within the development to maximise public transport use.
- Establishment of a Design Review Panel to ensure a consistent high quality of development.
- Three hectares of landscaped parks and gardens within the 16-hectare development in addition to the upgrading of five hectares of the adjoining western parklands.
- South Australia’s first tri-generation plant to provide energy-efficient heating and cooling for a large-scale urban development.

Next steps
LMC is currently progressively remediating the former industrial site to standards set by the Environment Protection Authority and will support private sector developers by managing Bowden’s road works, infrastructure and public spaces.
In November 2011, a marketing campaign commenced to invite private sector developers to tender for the Stage 1 land release (between Sixth and Seventh Streets at Bowden) from March 2012.
Off-the-plan and completed homes will be available to the public from late 2012 in the form of three-storey terraces and three-to-five storey apartment buildings in the first stage between Sixth and Seventh Streets, Bowden.
